Do yourself a favor and contact this company! The inspection was so detailed and easy to understand. The Inspector took the time to explain areas of concern and areas that just need a little maintenance. I am a first time home buyer and know very little but he took the time to walk me through everything in layman's terms. He is there for YOU and not there make a quick buck off your lack of knowledge. Another thing I really appreciated was that he explained why something happened. For example some of the rocks in window well looked like they were glued to foundation with a medium sized void space between that and the other rocks. He explained it is because they added the rocks when the parging was still wet and when the house settled after time, it created a little gap between the rocks that were cemented to the house and the rocks that were loose in the well. He said since there was no sign of water damage, it was safe to just add some rocks to fill the void. Don't waste time finding a subpar inspector. Go with Pivotal Home Inspections and you will be taken care of.

Mounsef provided an excellent service for us. We requested a pre-purchase inspection for a foreclosed property. Not only did Mounsef gave a thorough inspection of the property, he gave us plenty of advices about the general quality of an average house. His detailed work played a "pivotal" role in helping us make the right decision.
During the inspection, I also chatted with Mounsef about our main residence. The discussion resulted in us avoiding a $5k replacement of our furnace. Mounsef's works reflects his attention to details and dedication to his crafts. I will keep Mounsef at the top of our list for any future inspection/renovation project.

Monsef was on time for the scheduled inspection. He was professional and answered all my MANY questions patiently. You get the feeling he's on your side looking out for your interests which is especially helpful when making what is your biggest single life-time purchase and you are feeling left in the dark by the seller and their realtor!
